BAXTER -- Work is expected to begin late this year for the Arbor Glen development along Excelsior Road in Baxter.
The mixed housing development will be built on 10 acres east of the Paul Bunyan Trail, between Excelsior Road and the Northland Arboretum.
Housing will not be limited to senior citizens, but is targeted for older residents.
The project is expected to include three different types of housing for seniors -- about 26 detached townhomes, a 62-unit apartment with heated underground parking and about 52 units in an assisted living building that would include a 14-unit memory care building for patients suffering from Alzheimer's disease or other forms of dementia. The project was unveiled in July.
"The idea behind the project is called a continuum," said David Carlson, a consultant to the developer -- Baxter Development LLC. It is anticipated Clint Nelson of Positive Realty will market the project, which is expected to be built by Kuepers Construction of Baxter.
With the housing options, residents may choose to move from townhomes to assisted living within the same complex. Carlson said this project gives spouses more options when one partner becomes ill and needs more care while the other spouse can live independently nearby.
Carlson said the location was considered a key as residents want to be close to city amenities. The proximity to the Paul Bunyan Trail is also considered a benefit. Biking and walking trails are expected throughout the development.
Originally called Arboretum Trail, the name was changed to Arbor Glen. The city of Baxter approved the final plat earlier this fall. Starting prices for Arbor Glen detached townhouses will be about $140,000, depending on options such as four-season porches. Sizes will vary from about 1,100 square feet to 1,600 square feet. A model home is expected to be completed by February or March. Carlson said lot reservations are being taken and building will proceed as units are sold.
Developers expect the apartment building will be in by spring or early summer.
