The city of Brainerd is proposing to rezone 30 acres of land north of the Wise Road (County Road 49 North) between Beaver Dam Road and Highway 371 from R-F (rural residential) to B-4 (general business). The reason for the rezoning is to allow Northwood Turf and Power to re-locate their business. I am not against Northwood Turf and Power. And I hope they remain somewhere in the city of Brainerd. But I don't like spot zoning in an environmentally sensitive area in which best use remains rural residential. (The entire area between Beaver Dam Road and Highway 371 contains may wetlands and should never be commercially developed.) A B-4 zoning is certain to lead to groundwater contamination. The property is in the Gilbert Lake watershed.
I've lived across the road from this property for nearly nine years, so I know what I'm talking about. The water table is very high. The field floods nearly every spring and after heavy rains. In wet years, the entire field can remain wet until last summer. Even after a pretty dry winter, there is still standing water in the field. I don't understand how a piece of property like this can possibly be commercial.
Please ask the Brainerd city council not to rezone this property. Write them a letter!
