Want to drive an interior designer just a little bit nuts? Ask them to furnish Design K-9.
Design K-9 is clearly an upscale design with extravagant windows and soaring ceilings. It should be a decorator's dream. However -- if you'll pardon a pun -- some of those windows have a dark side. They displace solid walls needed for furniture.
Though the living room in Design K-9 has a handy TV niche, it doesn't have much clear wall surface for large pieces like armoires, upright pianos or bookshelves. Also, the downstairs guest bedroom has so many windows and doors that you may have a problem finding space for furniture. Finally, the sunny breakfast room will accommodate a table and chairs, but not a hutch or china cabinet. It's tough to personalize a house if there's minimal space for storage and display pieces.
Soaring ceilings also present a decorating challenge. Since conventional furniture can look lost in a room with super high ceilings and walls, you may decide to buy over-sized furniture. However, some jumbo furniture is scaled more for houses than for humans, and it might not feel comfortable at all. When the "wow" factor in any home is based on lavish windows and soaring ceilings, watch out for problems in humanizing and personalizing the space.
To create a kitchen in Design K-9 that's more efficient, consider relocating the refrigerator. Right now, a work island blocks easy movement between the refrigerator and other appliances. One solution might be to swap the refrigerator with the wall oven. Then the refrigerator is adjacent to other primary appliances and closer to the breakfast room where someone is always jumping up for a gallon of milk.
The office and laundry room area off the covered porch in Design K-9 is a great alternative to the usual bleak entrance via an attached garage. However, this area sorely needs a coat closet. Also, those coats better have deep pockets. Building a detached garage will create additional cost in Design K-9.
