Viking Land Harley-Davidson has application before Baxter for Dondelinger's land on Highway 210

BAXTER — Viking Land Harley-Davidson is involved with a purchase of Dondelinger’s auto dealership property on Highway 210, the city of Baxter reported Wednesday.

Dondelinger’s is moving its auto dealership north to a new facility at the corner of Highway 371 and Pine Beach Road. Viking Land Harley-Davidson has an application currently in process with the city for the land on Highway 210 across from Super One Foods.

At Wednesday’s Baxter City Council meeting, the council was considering how to deal with the parking area at the Highway 210 site, which is in the right-of-way corridor the city owns for the anticipated Cypress Drive extension.

Dondelinger’s had a limited use agreement to use the land until the road extension was actually built. That agreement is at the termination point, Administrator Gordon Heitke said. He added Viking Land Harley-Davidson is telling the city it is not going to pursue a limited use agreement as they don’t need that section of the land.

Once the agreement is terminated Dondelinger’s is required to remove all improvements to the area — except pavement. The improvements, such as light poles, must be removed within 30 days of the agreement’s termination.

Anderson Brothers Construction estimated a cost of $17,000 to remove the pavement in question and reseed the ground.

Heitke said the question on what to do with the paved area was staff driven as they wondered about the aesthetics once the pavement begins to deteriorate with grass growing in cracks creating a potential liability for upkeep.

The pavement has value for recycled use in crushed bituminous or a new pavement mix, which staff also pointed out had environmental benefits and would eliminate pavement runoff at the site.

Heitke said Viking Land Harley-Davidson is purchasing the property and doesn’t plan to use the land covered by the limited use agreement. Since expressed plans call for the removal of other light poles, city staff didn’t see the removal of those in the affected area as an issue.
